How does pricing work if every job is custom?

Pricing depends on the size of your home, access, and how long it’s been since the last cleaning. Every job is quoted individually, not off a price list. Send me a message and I’ll get you a real number back, usually the same day.

Do I need to be home for the appointment?

No. Most of my work is exterior only, so as long as I can access your yard, gates, and outdoor outlets if needed, you don’t need to be home. I’ll text you when I’m on my way and when the job is done.

Is payment required upfront?

No, payment is never required to reserve your spot. If you’d rather pay a deposit or leave a tip ahead of time, that’s always optional on the Payment Options page.

Do you use a squeegee?

For window washing, my main process is a wand and scrubber for the scrub pass, finished with a deionized water rinse so glass dries spot-free with no wiping needed. For solar panels, it’s deionized water only, no squeegee, scrub brush, or wand ever touches a panel.

These are the questions I get asked most once people find out what I do for a living, not just the ones about booking me.

How do I actually know if those spots on my windows are permanent or if I can still get them off?

This is one I get asked constantly, and there are two easy tests you can do yourself before you call anyone. First, spray the spot with water or glass cleaner and wipe it with a microfiber cloth. If it disappears while it’s wet but comes right back once the glass dries, that’s mineral buildup sitting on the surface, and it’s very cleanable. Second, run your fingernail gently across a dry spot. If it feels gritty or raised, that’s mineral deposit. If the glass feels perfectly smooth but you can still see a faint haze, especially when you look at it from an angle in the light, the mineral has actually etched into the glass itself. That second one is the tougher conversation, but at least you’ll know what you’re dealing with before I ever show up.

If my glass is etched, is that just it, or can something be done?

Etching means the glass has been physically changed, not just coated, so I want to be honest with you about what’s realistic. Light etching can sometimes be polished down and made to look dramatically better, though a very close inspection might still show a subtle difference from the rest of the pane. Heavy or widespread etching usually can’t be brought back to true like-new clarity, and at that point replacing the glass is the honest answer instead of chasing a fix that won’t hold up. I’d always rather tell you the truth on this than sell you a service that only gets you halfway there.

How do I tell if I need a whole new window versus just the glass?

Your frame and your glass are two separate questions, and a lot of homeowners assume it’s an all-or-nothing situation when it usually isn’t. If you’ve got a crack longer than about six inches, or one that runs to the edge of the frame, shattered glass, several deep chips, or fog trapped between the panes on a double-pane window, that’s pointing toward replacement, whether that’s just the glass unit or the whole window depending on the frame’s condition. But if the frame is solid and all you’re dealing with is surface staining or some etching, that’s usually just a glass conversation, not a full window one. I’d rather give you a straight answer than have you spend money replacing something that didn’t need it.

Why does it feel like Utah’s water is harder on windows than what I hear about from family out of state?

It’s not your imagination. Utah’s water carries a lot of mineral content, and every time a sprinkler cycle hits your windows or a storm rolls through and dries on the glass without getting rinsed, it leaves mineral residue behind. I’d steer you away from that. It might look fine the day you do it, and the damage doesn’t show up until much later. A proper hand wash with the right solution gets the glass just as clean without that risk to the rest of your window.

What does it mean if there’s fog or moisture trapped between my window panes?

If it’s only between the two panes of glass, and not on the inside or outside surface, that tells you the seal on that insulated glass unit has failed. Warm, humid air has worked its way in, and as the temperature shifts, it condenses on the inner surface where you can’t reach it to wipe it away. The good news is this is usually a glass unit problem, not a whole-window problem. If the frame itself is still in good shape, replacing just that glass unit is often enough to fix it.

I’ve seen ads for window defogging services. Are those actually worth it?

I want to be straight with you on this one. A defogging service can clear out the visible moisture and make the window look clean again, but it doesn’t repair the seal that actually failed in the first place. The insulation value that seal was providing is still gone, even once the fog is cleared. It can be a reasonable short-term cosmetic fix if you’re not ready to replace the glass yet, but I wouldn’t want you thinking it’s solved the underlying problem, because it hasn’t.

How do I know if my window screens just need a clean or if they’re actually worn out?

Here’s a simple test. Press your thumb gently into the mesh from the outside. If it flexes back smooth and springy, the screen’s fine and just needs a wash. If it feels stiff, crackly, or the weave separates under light pressure, the mesh has gone brittle from sun exposure and it’s at the end of its life, no amount of cleaning brings that back. Also watch for tears, sagging, or a bent frame that won’t seat right anymore. Those are all replacement signs, not cleaning ones.

Does it matter what kind of frame my windows have when it comes to how much upkeep they need?

It does. Vinyl frames are pretty low maintenance and hold up well against fading and warping for a couple decades or more with basic care. Aluminum frames can corrode over time and sometimes need repainting to stay protected. How do I actually know if my gutters are doing real damage to my house, not just being an eyesore?

What actually causes ice dams, and do my gutters have anything to do with it?

How far away from my house should my downspout actually be draining?

As a general rule, at least five feet away for a surface extension, and ten feet or more if you’ve got a buried drain line, especially if your soil has a lot of clay in it, which a fair amount of Utah County does. Clay soil doesn’t absorb water quickly, so if that water isn’t routed well away from the house, it tends to sit right where you don’t want it, against your foundation.

I got a damp spot in my basement after a big rain. Could that actually be a gutter problem?

It’s one of the first things worth checking. A surprising number of basement moisture issues trace right back to a downspout that’s dumping water too close to the foundation instead of routing it away from the house. Before you assume it’s a bigger foundation or waterproofing issue, it’s worth walking your downspouts during the next rainstorm and seeing exactly where that water is actually ending up.

Does the material my gutters are made of actually matter for how long they’ll last here?

It does, and it’s worth knowing what you have. Aluminum is the most common choice and holds up reasonably well for twenty to thirty years, though it can dent and needs watching for leaks over time. Steel lasts a bit longer, around thirty years, but it can rust if it’s not maintained. Copper is the long-haul option, often lasting close to a century with very little upkeep, though it costs more upfront. None of these are wrong choices, it just helps to know what you’re working with when you’re deciding how much preventive care to invest.

When’s the best time to get gutters cleared before winter really sets in?

Late fall is the sweet spot, after most of the leaves have come down but before that first hard freeze hits. Get it done in that window and your gutters are ready to actually drain when the snow starts melting and refreezing, instead of being clogged right when you need them working the most.

How do I actually know if my panels need cleaning, versus it not being worth the trip yet?

If you can see dust, pollen, or a dull gray film on the panels just standing in your yard or driveway, there’s already enough buildup sitting on them to be blocking real sunlight. A more reliable way to check is comparing your system’s output to the same month last year. If you’re seeing a consistent ten to fifteen percent drop with no major change in weather, that’s usually dirt, not a hardware problem.

How much power am I actually losing by not cleaning them?

It varies with how much buildup has collected, but studies and real homeowner reports show anywhere from five to twenty five percent efficiency loss on panels that have gone a while without cleaning.
